RENTAL CONDITIONS

• 1. The number of people living in a rented property must never exceed the number of beds stated in the rental agreement. The Agency reserves the right to check the number of occupants during the course of the tenancy. In the event of the number of occupants exceeding the number of beds, the Agency reserves the right to take appropriate action
• 2. Keys may be collected from the Agency on the first day of rent between 4,00 pm and 7,30 pm
• 3. Keys must be returned to the Agency no later than 10,00 am of your departure.
• 4. The apartments must be left in perfect order, as they are found.
• 5. We ask at the time of your arrival a damage deposit of € 200,00, this will return to you the day of departure after a check of the apartment by our staff.
• 6. . The property is rented by the tenant and his co-residents exclusively as a holiday home only for the period agreed and the tenant recognizes and accepts that the property is not subject to restriction laws while he/she is resident at the address indicated in the contract.
• 7. The tenant must warn Eden in the event of delayed date/time of arrival. MobilePhone availability from 09.00 AM until 08.00 PM also during your stay.
• 8. The tenant authorizes Eden to consider a booking cancelled if the tenant has not taken up residence by the second day following the agreed arrival date.
• 9. At the entrance in the apartment, the tenant have to check eventually damaged items or furnitures and give us notice; otherwise the tenant will be responsible of them.
• 10. The owner of the property and Eden deny all responsibility for damage or other acts committed by the tenant or his/her co-residents, caused either by neglect or improper use of the property or its contents.
• 11. Animals of any species are not allowed in the apartment.
• 12. The owner of the property and Eden must inform the tenant if they must visit the apartment during the tenancy. If the tenant is notavailable, the owner and/or Eden are authorized, in cases of extreme necessity or in order to show the apartment to other clients, to enter the apartment even in the absence of the tenant.
• 13. The cost of water, electricity and gas consumption and cleaning, other than cleaning the oven, hob and kitchen sink, which must be carried out by the tenant, are included in the priceIt is strictly forbidden to pass this rental agreement on to third persons who do not form a part of the family nucleus of the holder of the agreement
• 14. The rental agreement is not renewable unless by special agreement.
• 15. CANCELLATION CONDITIONS: requests for cancellation must reach Eden at:

  The following are the terms for reimbursement of the deposit but not agency commission:
  - cancellation communicated over 61 days before date of arrival: 100% deposit returned;
  - 60-31dys 50% deposit returned;
  - 30 days or less before. No deposit returned
